As a home owner or property tenant, you are eligible to have resident’s permit in Turkey. Home owner’s wife and children (under 18 years old) will have the right to obtain resident’s permit as well.
Duration of each resident’s permit is one year and before it expires you should renew it. If you have resident’s permit for 5 years back to back, at the 6th year you will have the right to apply for Turkish citizenship. If you have resident’s permit for 8 years back to back at the 9th year you will have the right to get permanent resident’s permit.
On 12 of January 2017 in the Official Newspaper of the Turkish Government “Resmi Gazete” changes to the law “About the Turkish citizenship » was published.
According to this document, 5 categories of foreigners may apply for the Turkish nationality by simplified procedure:
1. Persons who have bought properties that values at least 1 million $ (USD). In condition if they will keep it within 3 years from date of purchase.
2. Persons who have invested into the Turkish industry more than 2 million $ (USD).
3. Persons who have a deposit in Turkish banks in amount at least 3 million US dollars. And keep it in Turkey within 3 years from the date of investment.
4. Persons who have purchased government securities (bonds) in value of at least 3 million $ for a period not less than 3 years.
5. Persons who opened a company and gave at least 100 new work place for Turkish citizens.

The land register is administrated by the Tapu-Office, here the name of the owner will be changed in the register when buying the property. For this you need your ID, 4 Passport-Photographs, and the name of your father (Turkish habit). A certified translator must be present who will tell you exactly what is going on. In case of inheritance the Turkish authorities accept an official testament made in your home country. Other wise the Turkish Erbfolge will be based. The Tapu is not to be received by “friends”, lawyers or notars. The only way to get it is the Tapu-Office !
Application at the land register for the permit to buy
Herefor you absolutely need:
Tapu – it is the only document that proves ownership rights for the property in Turkey. All Tapus are issued and stored in the Land Registry Office.
The owners of a property in Turkey can be both physical and legal entity registered in Turkey or abroad. Several owners could be registered In a Tapu, but their share of the property can be different. The maximum number of co-owners for one Tapu – 10 persons. It may be as relatives as bystanders. There is no age limit. The number of owners and ownership interests are determined by the buyer.
Buyer can receive a Tapu only after payment of the full value of the property.
